When you have both a business and rental property

If you're both self-employed and a landlord, HMRC combines your self-employment income and property income to determine your total qualifying income for MTD — and, once in scope, you'll generally have separate quarterly update streams for each source (self-employment and property), even though the qualifying-income test looks at them together.

Combined for the threshold, separate for reporting

This is a subtle but important distinction. Your self-employment and property income get added together only to decide whether MTD applies to you at all (see our qualifying income guide). Once you're in scope, the actual quarterly updates are generally still organised as separate income streams — one for your self-employment records, one for your property records — not blended into a single undifferentiated stream.
